Thu Thiem functional areas

The 2005 Sasaki master plan divides Thu Thiem into eight functional areas, each with its own form-based controls, allowed uses, and characteristic skyline silhouette. Click any area below for the full guide. See the overall master plan for the strategic overview.

FA1 — CBD Core

The 100-hectare commercial heart of Thu Thiem. Home to the planned International Financial Centre.

FA2a — Northern Residential

The most active residential cluster: Sala, Empire City northern phases, Zeit River, The River.

FA2b — Eastern Residential

Lower density extension of FA2a; school and clinic cluster.

FA3 — Western Mixed Residential

Mid-rise residential along the western flank; home to The Metropole Thu Thiem.

FA4 — Civic & Mixed Use

Civic anchor: planned opera, museums, central public space.

FA5 — Southern Mixed Use

Transition zone between civic centre and low-density southern peninsula.

FA6 — Crescent Park & Commerce

The 50-hectare arc of public realm — Thu Thiem's Marina Bay equivalent.

FA7 — Low Density Residential

Villas, townhouses, canals. Where the master plan's villa allocation sits.

FA8 — Southern Park & Marina

The southern tip — large public park, planned marina, minimal built density.
