Sala at a glance

Sala Township is unique in the Thu Thiem master plan: a single integrated township combining the full range of residential product types, delivered in phases since 2015. Where the other Thu Thiem flagships are tower-form residential at scale, Sala includes townhouses, villas, shophouses, and apartment blocks within a single street network. The result is a much more neighbourhood-scale environment than typical new-build Ho Chi Minh City β€” more like a master-planned suburb than a tower cluster.

Sala\'s strategic importance to Thu Thiem is foundational. Dai Quang Minh delivered both the earliest large-scale residential and several pieces of Thu Thiem infrastructure (including Bridge 2) under a build-transfer arrangement. Without Sala, the Thu Thiem residential story would have started years later than it actually did. The neighbourhood\'s maturity β€” established F&B, settled residents, mature landscape β€” is the foundation against which other Thu Thiem developments now position.

Dai Quang Minh β€” the developer

Dai Quang Minh is a Vietnamese real-estate developer with a singular position in Thu Thiem. The firm acted as the build-transfer counterparty for several pieces of the early Thu Thiem infrastructure programme, including portions of Bridge 2, road networks, and supporting works. In exchange for the infrastructure delivery, the firm received the land allocations across FA2a that became Sala Township.

This arrangement explains both the diversity of the Sala product mix β€” an entire township\'s worth of land β€” and the relative speed with which it was delivered relative to subsequent peer projects. Dai Quang Minh\'s track record on Sala has been strong; the firm\'s ability to deliver across multiple product types within a single integrated scheme is what made Sala the foundational Thu Thiem residential delivery.

Phases and product mix

Sala is structured across multiple distinct product blocks:

  • Apartment blocks β€” Sarica, Sarimi, Sadora, Sarina and others. Mid- and high-rise residential, fully delivered, occupied for years.
  • Shophouses β€” Mixed-use street-front properties with retail on the ground floor and residential above. Several rows delivered.
  • Townhouses β€” Two- and three-storey terraced houses in defined blocks, mostly delivered.
  • Villas β€” Detached and semi-detached villa configurations, including riverfront and canal-front variants. The premium Sala product.

As of 2026 most of the Sala land has been built out, with limited remaining inventory typically available through secondary market or developer-held inventory.

Neighbourhood character

Sala is the most genuinely functioning residential neighbourhood inside Thu Thiem. Daily life looks like a normal urban district: parents on school runs, residents in cafes, joggers in the parks, evening F&B activity along the shophouse rows. The community is mixed β€” Vietnamese families, expat households, owner-occupier and rental residents β€” and the mix has been steady for years.

Connectivity

Sala sits north of central FA2a. Connection to District 1 routes primarily through Bridge 1 for the southern District 1 corridor and through Bridge 2 for central District 1. Trip times are 5–10 minutes off-peak; 15–25 peak.

Sala pricing varies dramatically by product type:

  • Apartments: from ~95 M VND/mΒ² in older blocks; newer launches priced higher per square metre.
  • Shophouses: per-unit pricing, typically into the multiple billions of VND depending on location and floor count.
  • Townhouses: per-unit, varying with row position, plot size, and orientation.

Land-component villas hold value differently from apartments. Sala villas with land titles compound differently than apartment inventory β€” exposure is to underlying land value rather than building depreciation. For Vietnamese buyers, this is often the preferred long-term hold structure.

Apartment yields are competitive with peer projects. Sala apartment rental yields typically clear in the 3.5–5 percent range, broadly competitive with newer Thu Thiem stock and higher than FA1 / FA6 frontage premiums.

Foreign-quota apartment liquidity is moderate. Sala\'s foreign-eligible apartment stock has been actively traded for years, with a working secondary market. Resale timing is moderate β€” neither as fast as Empire City\'s deeper market nor as constrained as smaller projects.
