FA3 at a glance
Functional Area 3 occupies the western side of the central north-south spine of the Thu Thiem master plan, between the FA1 CBD core to the north and the Crescent Park in FA6 to the south. The 2005 Sasaki plan calibrated FA3 as a transitional residential band β high enough density to support active street life and tower-form residential, but stepping in scale from the FA1 commercial heights and the Crescent\'s lower-rise edges.
The result is a residential character that combines higher-rise apartment blocks along the inner streets with townhouse and mid-rise stock along the pocket-park edges. Pedestrian connectivity is among the strongest in the master plan because FA3 sits between two of the most attractive destinations in Thu Thiem β the financial-centre core and the park β and the inner street grid was designed to route foot traffic through.
