FA2a at a glance
Functional Area 2a sits in the northern third of the Thu Thiem peninsula, between the FA1 CBD core and the Thu Thiem Tunnel approach corridor. Of all eight functional areas in the master plan, FA2a has the most advanced state of build-out: residential blocks have been handing over since the mid-2010s, the secondary market is the deepest, and a functioning neighbourhood character has been forming for the better part of a decade.
The 2005 Sasaki plan envisaged FA2a as a mid- to high-rise residential band, calibrated to step down in height as the area approaches the riverbank. Active frontages were required at podium level along the central streets; pocket parks and pedestrian links thread through the area to the Crescent to the south. Mixed-use elements were limited to neighbourhood-scale retail and supporting services β the area was meant to function residentially, not commercially.

Neighbourhood character
FA2a has the longest-running residential life of any Thu Thiem zone. Sala Township residents have been in place since 2015β2016; a cluster of cafes and small restaurants is operating at podium level along the Sala main streets; international families, expat professionals, and Vietnamese owner-occupiers form the resident mix. The school run pattern feeds into ISHCMC and the British International School across the master plan boundary. The Crescent Park to the south is within walking distance from most FA2a parcels.
What FA2a still lacks, as of 2026, is the full retail and F&B density that the master plan envisages. Empire City has added podium retail in its recent phases, and Sala\'s street-level F&B has steadily grown, but the area still trails what a fully mature residential district in District 1 or District 2 would provide. The next two to three years should close that gap as occupancy ramps further.
Connectivity
FA2a residents commute to District 1 across Thu Thiem Bridge 2 for the eastern district and through the Thu Thiem Tunnel for the southern. Off-peak times are typically 5β10 minutes; peak times 15β25. The future Metro Line 2 Thu Thiem station will sit at the FA1 / FA2a boundary, offering the most cost-effective public-transit option once delivered.

Investment outlook
FA2a inventory has the deepest secondary market in Thu Thiem, which matters for liquidity at exit. Pricing per square metre sits below the FA1 / FA6 frontage premium but at or near the top of the residential band. Rental yields are modest (3β4 percent gross typically); the investment case is capital-value oriented and infrastructure-cycle-linked.
The clearest near-term catalyst for FA2a is the cadence of FA1 anchor delivery.
